Price includes VAT, electricity, heating, bed linen, towels.

The cottages are available from 4pm on the date of entry and must be vacated by 11am at the end of your stay. If we do not have guests staying the night before you arrive, it may be possible for you to have access to the cottages at 12 noon on the day of arrival. Otherwise you may be able to drop bags off earlier in the day. Please call us in advance to arrange this.

We offer a letting period from Saturday at 4pm until the following Saturday at 11am. Other letting periods are available depending on availability and special offers.

During peak season i.e. the months of June, July and August and during certain other times of the year namely Christmas, New Year and Easter, the cottages are available for weekly rental only. If there is still availability nearer the time to these peak season dates, we will make the cottages available for short breaks.

Please see the notice board on our website for offers or conatct us for details.Please leave the cottages in a clean and tidy condition with all items listed in the inventory in place. We clean the cottages thoroughly between lets.

The cottages are completely NON-SMOKING.

We recommend that you take out holiday insurance as we will only be able to offer a refund if we are able to re-book the cottages.



  • The cottages are designed for six people.
  • The accommodation is designed for all ages but any tenants under the age of 16 have to be accompanied by one adult. Babies and toddlers are welcome and a travel cot can be provided.
  • PETS – No pets are permitted other than dogs for which we have an additional charge of £20.
  • NO SMOKING – The cottages are entirely non-smoking.
  • The tenant will be responsible for the cost of repair and or replacement of any breakages or damage to the property.
  • 50% of the tariff is payable at time of booking, with the balance being payable one month in advance of date of hire. Last minute bookings are payable in full if within one month of arrival. At time of verbal or written booking, the cottages will be held in the hirer’s name for seven days by which time deposit or payment in full should be received. After seven days if payment is not received, the owner reserves the right to release the cottages for other tenants.
  • We reserve the right to request a £50 returnable deposit at time of booking to cover any minor damage to the cottages. Guests are liable for any damage to the cottages during the period of let. All breakages must be reported to Ian or Melissa Hope.
  • Any complaints should be made to Ian or Melissa Hope at the house beyond the cottages (Shore Cottage) where they will receive prompt attention.
  • The proprietors accept no responsibility for the accident or injury to, illness of guests or any other persons whilst in the cottages or on Powgavie Farm, neither do they accept responsibility for any loss or damage to guests or other persons property, including vehicles whilst on site.
  • No sub letting is permitted.
  • Under circumstances outwith the owner’s control – for example, damage, theft, fire we will try to arrange alternative holiday accommodation with another provider, however we cannot guarantee that this will be possible. In these circumstances, the booking deposit and inventory deposit will be returned to the hirer in full. The hirer will have no further claims against the owner.
  • If the accommodation has not been occupied by 12 noon of the day following the arrival date booked, the proprietors assume the right to re-let the accommodation, unless other arrangements have been made, and confirmed.
